Easy appliance strategies help with home sales

The biggest competitor for existing home sales is new home market. To help potential buyers get past their fear that something will go wrong with an older home shortly after they close purchase a Home Owner’s Warranty for the new buyer.

The price of a 1-year warranty is around $500. Your Realtor should be able to provide you with information on the warranty programs. The warranty is not paid for until the closing so it works out well for everyone.

I’ve mentioned in the past how important it is that the appliances be kept clean. If you discover in the cleaning process that one of your appliances may have a little problem have it evaluated by a professional. A little tune-up will go a long way for you.

Locate all your owner’s manuals and put them in a folder or a drawer for the new owner. The new owner may not be familiar with your brand of appliances or how a particular function works so the manuals will be helpful.

Giving the new owners service records for major appliances such as the air conditioner will also provide some peace of mind. You can even go a step further by providing the name and telephone number of the service company you have been using. Buyers from out of town especially appreciate this.
