1Paradise, I would first not deem Deltonas Deed Restricions as "outdated". As written here in other posts they clash with the City of Marco Island building codes. The problem comes in when MICA reviews a plan with a cost to the homeowner then the findings are different. This adds friction as residents see basically two decision making entity which then clash.
I agree Deltonas Deed restrictions are important but it is not 1966 and lifestyles have changed so it is important to integrate new codes and zoning with the overlay of MICA then applied as such. There should be reviews based on locical thinking what is best for the Island.
That I believe is a place to start constructive dialogue.
