Bridgewater Bay hits 350 sales mark

Three years after launching sales, Bridgewater Bay has hit the 350 sales mark. According to Stuart Wood, a partner of LB/P-Groveway LLC, the developer of Bridgewater Bay, as of Nov. 1 the community is two-thirds sold. At build out, Bridgewater Bay is expected to have 524 homes.

"The fact we built our amenities up front and recently unveiled our furnished models has really helped in our sales effort," said Wood. "Our location on Orange Blossom Boulevard east of Airport-Pulling Road has been another contributing factor. It's been attractive to buyers who want to be close to the beaches, restaurants and shopping centers."

The community's 36,000-square-foot triple clubhouse, The Club at Bridgewater Bay, includes a fitness center, lifestyle orientation area, social center, multi-media room, meeting rooms and a full-service catering kitchen in the interior. Outside amenities include a fitness pool, resort-style pool, covered pavilion, gazebo, gardens, tennis club, playground, walking and bike paths, open green area and lakeside beach area. The lifestyle center facilities encompass a total of 116,000 square feet.

"Sales have been strong in each of our four neighborhoods with those featuring garden homes and carriage homes selling the fastest," said Wood." Those two product types, which we have the most of, represent about 70 percent of our sales."

Wood added, "Although today's buyer may be spending less than they might have if the economic conditions were different, they are still demanding floor plans that have many upgrades as standard features. In other words, they're looking for real value."

Bridgewater Bay is currently marketing four neighborhoods.

The garden condos in the neighborhood of Treasure Bay range from 1,248 to 1,399 square feet under air and are priced from the $180s.

The carriage homes in the Coconut Bay neighborhood range from 1,482 to 1,849 square feet under air and are priced from the low-$200s.

The coach homes in the neighborhood of Coral Bay range from 1,767 to 2,133 square feet under air and are priced from the mid-$200s.

Four single-family home plans, shown as furnished models, are available in the Boca Bay neighborhood.

Plan A is a single-story, three-bedroom/two-bath plan with 1,770 square feet under air and 2,510 total square feet.

Plan B is a courtyard-style, four-bedroom/four-bath plan with 2,346 square feet under air and 3,397 total square feet, including separate cabana suite and courtyard area.

Plan C is a two-story, three-bedroom/2-1/2-bath plan with 2,376 square feet under air and 3,254 total square feet, including a two-car garage with storage or workshop area.

Plan D is a single-story, three-bedroom/den/two-bath plan with 2,285 square feet under air and 3,454 total square feet.

Single-family homes are priced from $278,800 to more than $500,000.

Bridgewater Bay is on Orange Blossom Drive, approximately one mile east of Airport-Pulling Road. The sales center is in model row within the community.
