Real estate news in brief: Construction

Construction is under way on two of six single-family homes in the Royal Harbor area. Casa de Regina is a RPA Construction project. The two homes, scheduled for completion by the end of January, will have three bedrooms, 2-1/2 baths and a two-car garage. The largest home, which is under construction on the corner of Carlton and Carter streets, has 2,530 air-conditioned square feet and 3,580 total square feet. The remaining five homes will offer 2,425 air-conditioned square feet and 3,372 square feet of which one is under construction on Carter Street. Pre-construction pricing starts at $449,900. The construction rate has exceeded 35 percent of the homes released for sale in Phase I of Delasol, a new 147-acre gated community built and developed by Centex Homes in North Naples. Phase I consists of 56 homes with views of the lakes and natural preserve areas. According to Paul Rondeau, director of sales and marketing for Centex Homes, 20 of the 56 total homes in the phase have been completed or are under way. Two collections of floor plans are available offering from two bedrooms plus den to five bedrooms. The Diamante, shown in this artist's rendering, is one of 14 floor plans in the two collections including two-story and courtyard designs. Homes range from 1,800 to 3,833 square feet of living space and include a screened lanai and a private covered entry. Homes are priced from the $290s. Delasol is west of Interstate 75 on Livingston Road, north of Immokalee Road. The temporary sales center is at 3000 Immokalee Road, Suite 7 in Winterview Court.

Construction has begun on the 18th coach home building at Merano, a neighborhood of homes built by Centex Homes in The Colony Golf & Bay Club. The two-story building, shown in this artist's rendering, will house four coach homes. Merano will consist of 25 two-story buildings with four homes in each building. Two designs are available ranging from 2,060 to 2,748 square feet of living space. Each two and three-bedroom floor plan includes a private covered entry, screened lanai and an attached two-car garage. Homes in Merano are base-priced from the $390s. The sales and information center is at 3480 Pelican Colony Blvd. in Bonita Springs.

The construction rate has exceeded 75 percent in Phase III at Cambridge Place, a neighborhood of single-family homes in Crown Colony Golf & Country Club, a Centex Homes master-planned community. Phase III consists of 31 homesites, with many offering views of a lake, natural preserve area or the Crown Colony golf course. According to Paul Rondeau, director of sales and marketing for Centex Homes, 24 of the 31 homes in Phase III have been completed or are under way since the phase was released for sale in June 2002. The Kingfisher, shown, is one of seven two-bedroom/den, three-bedroom, or three- bedroom/den floor plans offered ranging from 1,800 to 2,453 square feet of living space. Each home has a two-car garage, covered entry and a screened lanai. Homes are priced from the $270s. Crown Colony Golf & Country Club is south of Summerlin Road on Winkler Road in south Fort Myers. The on-site sales and information center is at 8985 Crown Bridge Way.

Construction has been completed on the 20th carriage home building at Indigo Shores, a neighborhood of homes built by Centex Homes at West Bay Club, an 868-acre private country club community on Estero River, Estero Bay and Halfway Creek. The two-story building, shown, houses four carriage homes. Indigo Shores will consist of 23 two-story buildings housing four carriage homes each, for a total of 92 homes. Two floor plans range from 2,060 to 2,748 square feet of living space. The plans offered are two-bedroom/den/2-1/2-bath or three-bedroom/three-bath homes. Each home has a screened lanai, private covered entry and an attached two-car garage. The floor plans are base-priced from the $260s. West Bay Club is one mile west of U.S. 41 on Williams Road in Estero. The sales and information center is at 22051 Atlantic Gulf Blvd., on the corner of U.S. 41 and Williams Road.

Construction is nearing completion for the aquatic amenity area at Dolphin Pointe, the fifth tower at Waterside at Bay Beach, a high-rise condominium community on the south end of Estero Island developed by Giles Development LLC. According to the developer, the 16 pool-side cabanas, which are available for purchase, and the main building housing restrooms and showers, have been topped off. Work continues on the interior of the buildings. The pool, spa, and waterfall components, as well as the surrounding brick-paver sun deck are more than 90 percent complete. The amenity area will be landscaped with a variety of tropical plantings and furnished with chaise lounges, chairs and umbrella-topped tables. Dolphin Pointe, currently under construction, will consist of 54 condominium units in 10 floors over an under-building parking area. Five floor plans, ranging from 1,805 to 3,661 square feet of living area, including two penthouse designs, are available. Prices start at $550,000. The Waterside at Bay Beach sales center is at 7401 Estero Blvd.

Royal Corinthian Homes has completed construction of its new Villa Serena model in Renaissance. The home has three bedrooms, four baths and a study within 4,383 square feet of living space. Including the 409-square-foot garden area off the master suite, a 509-square-foot lanai with outdoor kitchen and fireplace, and 762 square feet of living space on the main lanai, the home exceeds 6,000 total square feet. Overlooking the Renaissance golf course and lake, Villa Serena features a media room and walk-in, climate controlled wine room. Debra Mauer and Sydney Leigh Warren of Robb & Stucky designed the interior decor. Renaissance is a golf course community of 500 planned residences on 501 acres in south Fort Myers, near the intersection of Interstate 75 and Daniels Parkway. Worthington Communities is the developer of Renaissance. Royal Corinthian Homes is a preferred builder.
