Built by Kingon Homes, the Porto Vita offers 3,500 square feet of air-conditioned living space and 5,225 total square feet, including a three-car garage and covered outdoor areas. The rear portico winds around the back of the home from the living room and wraps around the leisure room.
The home has three bedrooms, three full baths, two half-baths, leisure room, library, living room, dining room and wine cellar. It overlooks a lake and the largest nature preserve in The Brooks, the 2,532-acre master-planned community being developed by The Bonita Bay Group at the intersection of U.S. 41 and Coconut Road in Bonita Springs.
From the foyer, views look ahead through four disappearing sliding glass doors that form the back wall of the grand living room to the rear portico, pool, preserve and lake. Keystone valances are used instead of draperies and the living room's tray ceiling is accented with suspended pecky cypress beams, floating crown molding and rope lighting.
The ceiling in the dining room rises to a 22-foot cupola with pecky cypress ceiling, floating crown molding, rope lighting and eight windows with stained wood shutters. French doors open onto a small terrace facing the front of the home. The built-in server has a granite countertop, and the mirror is framed with keystone. The floor has terra cotta accents.
The wine cellar is found next to the dining room, through metal doors. It has a wine cooler, storage racks and decanting area. Additional features include a herringbone cobblestone floor and hand-troweled and faux finished walls.
A U-shaped bar to the left of the living room is equipped with an ice machine and refrigerator, and finished with granite countertops, bronze-glazed wood cabinetry, a mosaic marble backsplash, a wall of beveled mirrors and a herringbone-tile floor.
A hallway to the right of the foyer leads to the master suite, powder bath and library. It has a tray ceiling with floating molding and keystone column accents on each side of the powder bath doorway. The powder bath vanity has a red lava glass sink set into a custom-built black granite vanity atop a granite base. Mosaic marble and granite accent the Saturnia floor.
Saturnia replaces traditional carpet in the master suite. It is accented with a tumbled marble mosaic border, a treatment also used in the hallway leading past the bathroom and the combined his-and-her walk-in closets en route to the bedroom. The bedroom's tray ceiling is accented with floating crown molding and rope lighting. Two walls of pocketing sliding glass doors in the master suite open to the lanai and provide water and preserve views from the custom-designed bed wall, which offers wood shelves and mirrors.
Dual Bombay chests with black granite countertops and black sinks offer his-and-her vanities in the master bath. Beveled glass mirrors above each vanity are framed by black granite and mosaic accents. A deep lighted niche between the vanities offers Saturnia shelves with mosaic accents and a black granite ledge. The Saturnia floor has mosaic accent dots with black granite. A domed ceiling above the raised tub has floating crown molding, rope lighting and a faux finish. The tub has a black granite deck and is set into a corner, overlooking a private courtyard through a large picture window. The separate shower has two windows looking out to the courtyard.
The courtyard is also accessible from the library through double French doors. The library's terra cotta floor continues outside. Its 15-foot ceiling has suspended pecky cypress beams and faux finish, and the room also features custom built-ins. A second set of doors opens to a semi-circular terrace facing the front of the home.
The two guest rooms, utility room and garage are found off a vestibule near the wine cellar.
The vestibule has a tray ceiling and an arched, faux-finished niche framed with keystone. Terra cotta is used on the perimeter of the vestibule floor, just as it is in each bedroom, where it is inset with carpeting.
One of the guest suites has private access to the summer kitchen and fireplace on the rear portico. Its full bathroom has a Saturnia floor and wall with mosaic marble listello, wood cabinetry and a countertop and shower that combines the terra cotta, mosaic marble and Saturnia.
Closets on each wall form the headboard niche in the second bedroom. The bathroom has a tub/shower combination. Saturnia is used on the floor, walls and countertop.
The utility room has Zodiaq countertops, a deep sink, upper and lower cabinetry and front-loading washer and dryer. A circular window overlooks the front of the home.
The Porto Vita's open floor plan is emphasized in the casual areas of the home, where the leisure room, kitchen and breakfast nook share criss-crossing pecky cypress ceiling beams and the continuous terra cotta floor used in all three spaces.
The kitchen offers two islands, each with millennium granite countertops, just like the rest of the kitchen. The center island provides a second sink; the other island has dual sinks, a paneled dishwasher and raised breakfast bar. The kitchen also offers dual black-faced ovens, a walk-in pantry, paneled refrigerator and tumbled marble backsplash with mosaic accents.
Mitered windows in the nook overlook the portico and views beyond. The built-in entertainment center in the adjoining leisure room is flanked on each side by zero-corner sliding doors, which open to the covered gazebo on one side and the summer kitchen and fireplace on the other. The raised fireplace is positioned in a corner and accented with keystone and a mosaic border.
The summer kitchen has millennium granite countertops, a refrigerator and sink and niches on each side of the General Electric stainless steel grill. Niches under the cooking station and ledges above provide display and storage areas.
Terra cotta is used in the outdoor areas as accents to the Saturnia floor. Blue lanterns offer candlelight in the gazebo, which overlooks the pool through columned archways. The custom pool offers a beach area, a tiered spillover from the raised circular spa and sheer descent water features. The pool bath has a Saturnia floor and mosaic trimmed countertop.
The Porto Vita, featuring interior design by Kingon Homes' in-house design center, Southern Showcase, is priced at $1.69 million, furnished.
The Shadow Wood Sales Center is at the entrance to Shadow Wood, east of U.S. 41 on Coconut Road in The Brooks.
