Panamanian effort under way

Jolene Munzenrieder and V. K. Melhado, Realtors with Downing-Frye Realty Inc., participated in an exploratory trip to Panama, at the invitation of Joseph Homsany and Ricardo Mejia with Uniseguros S.A., a Panamanian real estate development company. The pair was invited to look at various projects, including high-rise towers in Panama City, a condo-hotel project on an island adjacent to the city and the self-contained community of NuareBoquete, which will contain single-family homes and condominiums in the rain forest area of Boquete. They have been asked to represent all of the firm’s projects from the United States. They will kick off the undertaking by first focusing on The Grand Tower at Pacific Village in Panama City, a high-rise condominium tower adjacent to the planned Trump Tower and Casino.

Investors association to meet

The Southwest Florida Real Estate Investors Association will present “The secrets of closing the deal” by Bill Twyford, a real estate investor with more than 800 deals to his credit. He will also demonstrate how to use Neuro Linguistic Programming (NLP) to influence investors. The meeting will be held Tuesday, June 20 at 6:30 p.m. 2500 Edwards Drive, in downtown Fort Myers. Sales to begin

Ryland Homes will start presales of 68 single-family homes on one-acre homesites in July at Remington Oaks off State Road 80 and Buckingham Road in east Fort Myers. Jessie Hearns, sales and marketing manager for Ryland Homes in the Fort Myers region, said new four- and five-bedroom homes at Remington Oaks range from 3,400 square feet of living space to 3,500 square feet. Prices will start from the $500s, Hearns said.

Project completed

The Fort Myers division of Tri-City Electrical Contractors Inc. completed $2.1 million of work for the 11-story, 56-unit Waterside Condominium Building 8 in Fort Myers Beach under its contract with Kraft Construction. Additionally, Building 7 is currently under way and Building 6 is scheduled to begin in July.

Presales to begin

Beazer Homes will start presales in July of 123 single-family homes and 124 town homes priced from the mid-$200s at Calusa Creek off U.S. 17 near Bermont Road in Punta Gorda. Alan Beulah, vice president of sales and marketing for Beazer Homes in the Fort Myers region, said three-, four- and five-bedroom single-family homes and two- and three-bedroom townhomes are available, ranging from 1,500 square feet of living space to 3,222 square feet.

Contract awarded

J.L. Wallace Inc. was awarded the contract to build a gatehouse at the new community of Paradise Preserve, 3900 Orange Grove Drive, North Fort Myers. The gatehouse, a two-story concrete masonry structure, will include a wood truss roof system, tile roofing, impact resistant windows, and an elevator system. Exterior finishes include a stucco finish with elaborate moldings, cultured stone, precast concrete columns, an aluminum trellis and a precast concrete baluster railing system. The interior finishes will include elaborate floor coverings, wood moldings and base. Harold Morgan will serve as senior project manager. Completion is scheduled for October.

Sites available

Ryland Homes has 12 villa home sites remaining for sale at Heron Glen off U.S. 41 in North Fort Myers. Jessie Hearns, sales and marketing manager for Ryland Homes in the Fort Myers area, said two-bedroom attached villa homes at Heron Glen are priced from the mid-$200s and range from 1,182 square feet of living space to 1,441 square feet.

Clubhouse complete

Fort Myers-based J.L. Wallace Inc. has completed construction of the clubhouse at Heritage Isles in Viera. A custom 14-foot etched glass cascading water feature graces the main lobby of the clubhouse, which includes a commercial kitchen; exercise, billiard, library and meeting rooms; a multi-purpose room with wet bar; and a ballroom/theater with a vertical wheel chair lift. The Heritage Isles clubhouse is a single-story concrete block building with a stucco and cultured stone veneer; a pre-engineered wood truss system; concrete roof tile; perimeter aluminum storefront doors; windows and sidelights; and high-grade interior finishes. The architectural firm of Titsch & Associates designed the project, and Fred Barry of J.L. Wallace served as senior project manager.

Transactions

Toll Brothers has acquired a tract of land off Davis Boulevard in Naples. Sale of the property closed May 19. The property includes 40.48 acres and will be developed as a community of single-family homes called Firano at Naples, offering 112 single-family homes. Details of the community and the commencement of sales will be announced within 30 to 60 days. Information can be found at www.FiranoatNaples.com. The land was the former site of the Naples Drive-in Theater and flea market.

McGarvey Development Co. has brokered the following transactions:

The company has leased 2,400 square feet of office and warehouse space at 6835 International Center Blvd. at the International Business Center in Fort Myers to Abay Electronics LLC. Abay specializes in the procurement of electronic components and hard-to-find and obsolete devices. Charles Jans handled the lease.

The company has leased 4,000 square feet of office and warehouse space at 6835 International Center Blvd. at the International Business Center in Fort Myers to The Beaux-Arts Group of Florida Inc., a Tampa based company. The Beaux-Arts Group is a systems furniture provider, operated by architects to service clients nationwide. Jack Brubaker of Andretta Marsh Properties Tampa office represented Beaux Arts while Jans handled the lease for McGarvey.

Investment Properties Corp. has reported the following transactions:

James O. Stevens, Jr. purchased 5.43 acres of vacant land with RV Park from Charles T. Jackson, co-trustee and Mary Kirk Lucas Biehl, co-trustee at 3790 U.S. 41 E. The purchase price was $3.1 million. David J. Stevens negotiated the transaction.

PRY of Naples LLC purchased a 24,230-square-foot retail strip center from Orange Pine Limited Partnership at 2055-2099 Pine Ridge Road in Naples. The purchase price was $4.525 million. Stevens negotiated the transaction.

The Park Apartments Inc. purchased a 1.915-acre parcel from Fortune 2000 Properties Inc. at 24201-211 Walden Center Drive, Bonita Springs, for $5.750 million. Stevens negotiated the transaction.

Nancy Mattis, or Assigns purchased a 13,080-square-foot office building from Meyers Realty Corp. at 9180 Galleria Court in Naples. The purchase price was $3.3 million. Stevens negotiated the transaction.

CB Richard Ellis announced the following transactions:

Averitt Express Inc. has purchased 12.5 acres at 9210 and 9230 Laredo Ave. in Fort Myers from Lee Roush for $2,275,000. Katie Ives of Greco & Miller assisted the seller, and Stan Stouder negotiated the transaction for the buyer.

Pascal Partners LLC. has purchased 27,000 square feet of land at 8230 Pascal Drive in Punta Gorda from Robert and Rosalind Tsao, New York and Raymond and Catherine Tcheau, Singapore for $165,000. Steve Gant of Gant Realty Inc. assisted the buyer and Stouder negotiated the transaction for the sellers.
