Model of the week: Granada designed to bring the outdoors in

Titan Custom Homes, the exclusive builder in the gated community of Briarwood on Livingston Road, is showcasing one of its most popular designs.

The Granada is a three-bedroom, study, three-bath home with 2,746 square feet under air and 3,802 total square feet.

The front courtyard area is accented with six columns. The double-door entry opens to the entrance foyer that offers immediate views of the pool and spa beyond.

Straight ahead is the living room with a 14-foot coffered ceiling and walls of sliding glass that lead to the outdoor living area and pool deck. The furnishings in the living room focus on the built-in entertainment center featuring rich, dark woods.

The home is designed with the kitchen, formal dining room and master retreat on one side of the home.

The kitchen has a breakfast bar, breakfast nook and a large walk-in pantry. It features custom cherry cabinets and a GE Profile Arctica appliance package, which are optional features.

The laundry room is also in this area and offers a sink, cabinets and counter space.

The formal dining room has a 12-foot ceiling and three windows that offer views of the tropical landscaping.

The 18-by-19-foot master bedroom, with a private vestibule entrance, offers two walk-in closets and direct access to the pool and spa.

The master bath has his-and-her vanities, a private water closet, walk-in shower and a corner Roman tub.

On the opposite side of the living room are the two guest bedrooms and the den/study.

Both bedrooms, measuring approximately 12 by 15 feet, have pocket-back doors in two separate hallways that create two guest master bedrooms complete with full baths.

The 13-by-12-foot study has a closet and built-in cabinets as well as walls of sliding glass that retract back in two directions to bring the outdoors in.

Upgrades as standard features in every home Titan builds include the interior upgrades such as stainless steel appliances, granite countertops in the kitchen and master bath, wood cabinets in the kitchen and master bath, crown molding in main living areas and Kohler faucets throughout.

Exterior upgrades in every home include an outdoor summer kitchen, a pool and spa, landscaped entry, tile roof, paver walkways, driveway and lanai and an oversized homesite.

Optional upgrades featured in The Granada model include a surround-sound audio system, a stained Cypress tongue-and-groove wood ceiling in the outdoor living area with Turkish stone decking, an outdoor fireplace with granite mantle and slate facade, custom cherry cabinets in the kitchen, a GE Profile Arctica appliance package, built-in cabinetry in the breakfast nook and polished marble in the master bath.

The Granada model is for sale. The Granada design is base-priced at $994,000, which includes home, homesite, pool and spa. The model can be duplicated for $1.194 million, unfurnished.

Other home and homesite packages within Briarwood are priced from the high-$800s.

Amenities available to Briarwood homeowners include a privacy gate, a clubhouse, two tennis courts, children’s playground, community park, soccer field, beach volleyball court and two heated swimming pools.

The on-site Briarwood sales office is adjacent to the Livingston Road entrance between Radio Road and Golden Gate Parkway.
