It is my absolute belief that that the increased value of central sewer to my home is far far less than the decreased value of the lift station on my property.
This decrease in value also goes beyond money. It goes into realm of aesthetics for which there is no limit on the decrease in value and saleability.
Maybe, as an appraiser, you have never heard anyone say: I would buy that home if it didn’t have a lift station! However, as a real estate agent, I heard it many times.
Therefore, there is very little, if any, taxable downside risk to someone with one of these lift stations having their property looked at by the county. In any case, it is worth the risk because; there is virtually no evidence of a property value increase, by Collier County, for anyone with central sewer on Marco Island.
