Aqua Construction and Development owner Rod Bushnell announced the firm has completed a two-story, 3,469-square-foot under air custom model home located at 279 Sunflower Court on Marco Island. The Bermuda style Mustique model's great room floor plan was designed by Weber Design Group Inc. President Bill Weber.
The Mustique model has four bedrooms, four full baths, a powder room/pool bath, study, loft, informal dining area, an island kitchen with a breakfast bar, a large covered lanai with an outdoor kitchen and dining area, an outdoor living area with a fireplace, an elongated pool with a sun shelf and a large rectangular spa with a spillover and a scalloped privacy wall backdrop and a three-car garage. The residence offers a bay view and is priced at $1.498 million.
"This particular floor plan is all about maximizing the beautiful water view corridors that the site provides," said Bushnell. "The emphasis on the views is established immediately in the home's open foyer. There are 20 feet of sliding glass doors in the great room that tie back to an additional 8 feet of pocketing sliders, creating a disappearing corner. Virtually every room in the home, including the great room, kitchen, dining area, study, master suite, upstairs loft and one of the upstairs bedrooms, plays to the views."
The Mustique's interior was designed and executed by Lisa Chapman. Her British Colonial design style has a clean-lined contemporary island edge that is reinforced through the use of lighter, softer fabrics and dark wood details. A neutral color palette includes splashes of blues and greens to mirror the various shades found in the ocean.
The flooring throughout the residence is primarily a light, contemporary rectangular porcelain tile that is complimented by the use of wide-plank wood flooring with a slightly hand-scraped finish in the master suite and study. The study also features a dark wood beamed ceiling and wainscoting with a matching finish. Aqua's hallmark custom ceiling details are found throughout the home. The mix of finishes and tones provides a blend of contemporary and traditional styles that is visually appealing and takes full advantage of the Mustique's tremendous amount of natural light.
"Aqua Construction's love of custom detail is evident even before a guest enters the home," said Chapman. "The Mustique model begins with a grand two-story pavered main entry with a stained cypress ceiling that matches the ceilings used in the outdoor living areas. A custom 9-foot mahogany double-door entry is finished with obscure glass that bathes the home with natural light while maintaining the homeowner's privacy. Visitors will be immediately taken by the wide view of the bay. The overall floor plan provides an open feeling that is especially evident in the great room. The room's octagonal 12-foot stepped coffered ceiling is trimmed with custom crown molding. The eye is immediately drawn through the 10-foot wind-guard, impact glass pocketing sliders to the outside. These grand sliding pocket doors allow the homeowner to fully enjoy Marco Island's heralded indoor/outdoor lifestyle."
The great room offers a soft British Colonial style mixed with contemporary tropical elements. The furnishings have wood accents that mimic the wood elements found throughout the interior of the home. The space includes a wet bar and flows easily into a custom designed kitchen with clean contemporary lines.
The kitchen is finished with white perimeter cabinetry with brushed nickel pulls, granite countertops and backsplash and a built-in stainless steel GE monogram appliance package that includes a refrigerator and freezer and an Advantium Convection/Microwave oven. The island base is finished in a dark stain to contrast and compliment the crisp white perimeter cabinetry. Both the perimeter and island cabinetry have custom furniture-style faces with custom corbel details.
The Mustique's island style carries into the informal dining area adjacent to the kitchen. A 60-inch round, glass-topped table has a woven wood base and provides seating for six. The dining area has a coffered ceiling, two operable casement windows and a view window overlooking an outdoor living area that includes a covered lanai that functions as the home's secondary dining and living rooms, a fireplace framed by plantation shutters, a full outdoor kitchen, a intricately patterned pavered deck, a bayside pool with a sun shelf and a spa.
A richly appointed study is located at the back of the home and features a coffered ceiling and double French doors leading to an outdoor sitting area equipped with a gas fireplace. A guest bedroom is located adjacent to the study and includes a full bath.
His-and-her walk-in closets flank the entry to a first-floor master suite located off the lanai. Her closet includes two windows that provide natural light. A large window in the master bedroom provides yet another water view and is set 36 inches off the floor to minimize any view of the lanai furniture. The window is flanked by French doors opening to the outside.
The master bedroom has a square coffered ceiling that plays against the wood flooring and continues Chapman's contemporary British Colonial design style. The space offers a mix of rich, dark wood and leather set against a contrasting blue and green coastal color palette on the bedding.
Light-toned porcelain tile flooring is utilized in the master bath and continues up the shower walls. Tall windows bathe the open plan walk-in shower with natural light. The shower features dual shower heads, a glass tile listello and a built-in to house toiletries out of sight. A dark stained finish is used on his-and-her vanities that include granite counter tops that match the finish of the deck surrounding a garden tub. Other features in the master bath include a double radial coffered ceiling, custom linen closet cabinetry and large layered mirrors with custom frames.
The Mustique floor plan transitions upward to the second floor with a wood and iron, custom-built staircase finished with white painted risers and dark stained treads. The custom staircase opens to a loft that overlooks the foyer. Three columns and a railing are set at the overlook.
The loft has a rectangular coffered ceiling and a wet bar with an undermount refrigerator, sink and space for a microwave. The loft space provides a direct view of the pool and water beyond and opens to a large covered terrace.
Two en suite bedrooms are also located upstairs. One of the bedrooms also opens to the covered terrace while the other opens to a private Juliet balcony located on the front of the home. The loft also offers access to attic space that could be used as a bonus room.
