Signs of life have recently been apparent at Commons on Collier, the multitenant outparcel in front of the Walmart Supercenter on Collier Boulevard south of U.S. 41 East.

Supercuts hair salon is the first business that nears completion of its buildout in the 12,600-square-foot retail center at 6654 Collier Blvd. Neighboring tenants will include Frankie’s Italian Deli, State Farm Insurance, Marsh Cove Dental and Lee Nails & Spa.

“I would think barring any delays with the county, for sure Supercuts, the nail salon, I think even State Farm and the deli would open in Q1 (first quarter of 2018),” said Emilia Pearson, director of operations for Crown Holdings Group, the Atlanta-based parent company for the local project by Rook Developers.

A Mattress Firm store was originally planned for the largest unit on the southern end, but a new transaction is in the works for another tenant for that 3,500-square-foot space. There’s also a 1,750 square feet that remains available.

Tamiami Crossing

A little farther north, the building still under construction near the Ulta store in Tamiami Crossing will be the offices of Aspen Dental, a dental practice brand based in Syracuse, New York. Many readers thought the building’s façade looked like a restaurant.

Between the Aspen Dental practice and Commons on Collier retail center, an Aldi grocery store is proposed to be built on the vacant lot just north of the Collier Boulevard entrance. A parking lot will separate Aldi from the new dental office.

“While specific details are still being finalized, we anticipate this location will be approximately 19,000 square feet with about 12,000 square feet and five aisles of sales floor space,” said Chris Hewitt, vice president for Aldi’s division in southern Florida. 

Because the project is still in permitting stages, an estimated construction timeline or target opening date is not available.

A third outparcel in Tamiami Crossing is still available fronting the East Trail on 1.4 acres of vacant land between the Circle K store on that corner and the East Trail entrance into the shopping center with Stein Mart, Marshalls and Michaels.

Restaurant Row

Last year Aldi had plans to build on the northwest quadrant of Collier Boulevard and U.S. 41 East just north of the Collier Boulevard entrance to Freedom Square shopping center. Three retail pads now are proposed for that vacant commercial land owned by Florida-based Esprop LLC.

“We are going to develop the 4-acre piece, and we are starting the (site development plan) process with the county in January,” said Charlie Ladd, a managing member of Esprop and president of Barron Commercial Development, the company that teamed with Amera Corp. to build Restaurant Row.

Two national restaurant chains are looking at splitting one of the three pads, Ladd said.

Meanwhile, Ladd is still working to fill spots in the adjacent Restaurant Row Naples, which includes Texas Roadhouse and Chipotle Mexican Grill on a 7-acre strip just south of the Collier Boulevard entrance to Freedom Square.

A sixth lot directly behind the Starbucks building is earmarked for a proposed multitenant building. The two or three units will include an ice cream parlor, Ladd said.

Freedom Square

In the Publix-anchored Freedom Square, Todd Brooks soon plans to open his third location of Brooks Burgers in the 4,000-square-foot endcap unit that was home to China Buffet for 15 years until it closed this spring.

Shops at Eagle Creek

In Shops at Eagle Creek, the Lowe’s-anchored retail center on the southwest corner of the intersection, Animalife Veterinary Center plans to start construction in January on a new pet health care clinic next to the Collier County Tax Collector’s office. The buildout of the 2,546-square-foot retail space is expected to take 16 weeks, so expect Animalife to open its new location next spring.

Immediately west of Shops at Eagle Creek, Price Street Plaza at 100 Price St. is proposed to include a Wawa convenience store and gas station, a Tire Kingdom store and a seven-unit retail strip anchored by Dollar Tree.

Another restaurant and small retail store are planned across U.S. 41 East at Triangle Plaza, the Lely Resort property on Triangle Boulevard that already hosts Hobby Lobby, Outback Steakhouse and Chase Bank, county records show.

Naples Outlet Center

As for a new Thai restaurant, Thai Thai Sushi Bowl is coming soon to the former spot of Henning’s Chicago Kitchen and Country House Restaurant in the corner of the recently renovated Naples Outlet Center on Collier Boulevard just south of Manatee Road.
